Why Your Air Handler Sweats in the Garage (and What Actually Stops It)

If you've noticed your air handler sweating or dripping in the garage, here's the honest answer up front: that sweating is condensation, not a broken machine — and there's very little you can change about the unit itself to stop it. The real fix is the air around the unit. Keep that space dry and cool enough and the sweating stops. Let us explain why.

Start With Dew Point — It Explains Everything

Warm air holds moisture. The warmer and more humid the air, the more water it carries. Dew point is the temperature at which that air is so saturated it can't hold the moisture anymore, and water begins to condense out of it. This is why grass is wet in the morning and why a cold drink sweats on a hot day — the surface of the glass is colder than the dew point of the air around it, so water forms on it.

Your air handler is that cold glass. Inside the cabinet is a cold evaporator coil and cold air, so the metal skin of the unit runs cold. In a Fort Myers garage — which is unconditioned and humid, with dew points sitting in the 70s all summer — the cabinet is almost always colder than the dew point of the air touching it. So it sweats. Every time. That's not a defect; it's physics.

You Can't Change the Unit — It's Supposed to Be Cold

Homeowners often assume a sweating air handler means something is wrong with the equipment. In almost every case, it isn't. The unit is cold because it's doing exactly what it's designed to do: pull heat and moisture out of the air. You don't want to make it run warmer — that would make it worse at cooling your home.

So the equipment isn't the lever. The sweating is caused by the air around the cabinet, which means the fix lives in that air, not in the machine. There are only two things that actually stop it: lower the dew point of the space so it drops below the temperature of the cold metal, or raise the temperature of the metal's outer skin above the dew point. Everything below is one of those two things.

1. Dry the Air Around the Unit

This is the biggest lever you have. The moisture that condenses on your air handler comes from the humid garage air. Take the moisture out of that air and its dew point drops — once the dew point falls below the temperature of the cold cabinet, condensation simply can't form.

What actually helps: Run a dehumidifier in the garage. Seal the garage against humid outdoor air — weather-strip the garage door and close gaps that let the muggy outside air pour in. A hygrometer (a cheap humidity meter) lets you see the humidity dropping so you know it's working. Drying the space is usually enough to stop light sweating on its own.

2. Cool and Condition the Space

Notice that the air handler inside your home never sweats. That's because the conditioned air indoors is both dry and cool — its dew point sits well below the temperature of the cabinet. The goal in the garage is to make that space behave more like conditioned space.

What actually helps: Bring the garage temperature down and keep it steady with ventilation, an insulated garage door, or a ductless mini split dedicated to the garage. Cooling and drying the space together is what pushes its dew point below the cabinet's surface temperature — which is the whole game. "Dry and cool" is the target.

3. Insulate the Cabinet to Raise Its Surface Temperature

If you can't fully condition the space, the other approach is to attack the surface temperature side of the equation. This is the one thing you can add to the unit itself. Insulation on the cabinet and refrigerant lines keeps the outer skin warmer — closer to room temperature — so even in humid air the surface stays above the dew point and stops sweating.

What actually helps: Wrap the refrigerant lines with foam pipe insulation, add a vapor barrier or insulating wrap to the cabinet, and insulate the plenum where it leaves the unit. Think of this as turning the "plain glass" into an insulated tumbler — same cold liquid inside, but the outside stays dry. It's an add-on to the unit, not a change to how the system runs.

One More Thing: A Drain Leak Is NOT Sweating

Before you chase condensation, make sure that's actually what you're seeing. Your air handler pulls moisture out of the air on purpose; that water collects in a drain pan and exits through the condensate drain line. If the line clogs, the pan overflows and water pours out of the unit — which looks like sweating but is a completely different problem.

What actually helps: Flush the condensate drain line with a mix of water and vinegar to clear algae, and make sure the float switch on the pan works so the system shuts off before it overflows. Regular AC maintenance catches a clogged drain before it damages the house. If water is streaming — not beading — from the unit, look at the drain first.

Why It's Worth Fixing

Left alone, a sweating air handler drips onto the garage floor, soaks nearby drywall, rusts the cabinet, and — on attic installs — leaks straight through the ceiling and stains the rooms below. Persistent moisture is also how mold gets started. None of that is worth ignoring, even though the fix is simple: control the air, not the machine.

When to Call a Professional

You can handle plenty of this yourself — running a dehumidifier, sealing the garage door, changing a clogged filter, flushing the drain line. Call a technician when:

  • Water is pooling on the floor, the pad, or the ceiling below an attic unit
  • You see mold or biological growth around the cabinet
  • The insulation on your refrigerant lines is damaged or missing
  • You've dried and cooled the space and it still sweats — the cabinet may need to be insulated or wrapped
